BS&L - Why Most NYC Apartments Feel Smaller Than They Are (And How to Fix It in 48 Hours)

Hey Reader,

NYC apartments are small.

But most of the time, they don’t feel small because of square footage.

They feel small because of layout decisions.

After walking through dozens of city apartments — in all NYC boroughs — I’ve noticed the same patterns repeating.

Not expensive mistakes.
Spatial mistakes.

  1. Furniture Floats Without Purpose

Sofas pushed against walls. Dining tables blocking circulation. Islands oversized for the room.

The issue isn’t the furniture itself. It’s that nothing is positioned around real movement patterns.

If you have to turn sideways to pass your dining chair every day, the room shrinks psychologically.

2. No Clear Zones

In many “open concept” apartments, everything happens in one visual field.

Cooking. Working. Watching TV. Storing backpacks.

Without subtle zoning — rugs, lighting shifts, proportion control — the space feels chaotic.

And chaos always feels smaller.

3. Overscaled Pieces

This is the most common one.

One oversized sectional can erase an entire room.

The right sofa in the wrong size makes 900 square feet feel like 600.

4. Dead Corners

Every NYC apartment has at least one underused corner.

That corner isn’t neutral. It’s lost potential — storage, reading nook, vertical shelving, banquette seating.

When a room works harder, it feels larger.

The Good News

Most of these problems don’t require renovation.

They require:

  • Rethinking proportions
  • Adjusting circulation
  • Sometimes replacing one key piece
  • Or simply reconfiguring what you already own

In many cases, this can be solved in days — not months.

Here some products we’ve been considering these days.

March orders are still open: white hydrangeas with pink anthurium.

It’s designed for public spaces — lobbies, reception desks, meeting rooms, building lounges — but also for home delivery.
Structured, architectural, present without overwhelming.

Hey Reader, There's a scene in The Big Bang Theory where a character makes a distinction that stopped me mid-rewatch: eating is a biological necessity. Dining is a cultural experience. I haven't stopped thinking about it since — because it's exactly what I do every time I work on a kitchen or a table setting. Most of us eat. We eat standing at the counter, scrolling, at the desk, or even walking between errands. But dining? Dining requires a stage. It asks something of the room. So what turns...

Hey Reader, I was scrolling late one night when I stopped on this bathroom: deep green tiles, a striped sink skirt in pink and green, light pouring in from a roof window. It felt like stepping inside a flower bouquet. Color isn’t an accent; it is structure. The green isn’t just a background, it’s the stem; the pink isn’t “pop of color,” it’s the blooms. When you think of it this way, green + fuchsia stops being a risky palette and becomes something your eye already understands from nature. In...

Hey Reader, Every morning, I notice the light shifting slightly across the room. It’s subtle, but over time you start to see patterns — where the sun lands, how it moves, how it changes the feeling of the space. Most people think good interiors come from furniture or finishes. But often, it’s light. And while you possibly can’t change your windows, you can change how you work with them. The most common mistake is treating windows like a background. Sofas get pushed against walls. Tables go...
